In Wales, the cost of a loft conversion generally ranges from £25,000 to £60,000+, depending on the size of the space, structural changes, and the level of finish you want:Velux / Rooflight Conversion: £25,000 – £35,000 (best for simpler layouts using existing rooflines).Dormer Conversion: £35,000 – £55,000 (adds significant headroom and usable floor space).Hip-to-Gable or Mansard: £50,000 – £65,000+ (major structural changes to maximise space on semi-detached or end-terrace homes). At Vale Renovations, we provide a detailed, fixed quote upfront with no hidden costs, so you know exactly where your budget is going before a single hammer is lifted.

Yes, in most cases. Installing an internal staircase to access a loft conversion usually falls under Permitted Development, meaning formal planning permission is not required unless you live in a listed building or a designated conservation area. However, your stairs must always comply with Building Regulations (Approved Document K). This includes legal requirements for:A minimum of 2.0 metres of clear headroom over the flight (with minor allowances down to 1.8 metres under a sloping roof).A maximum pitch of 42 degrees.Mandatory fire safety protections, including a protected escape route (Approved Document B).

An illegal loft conversion is any attic space that has been transformed into a habitable living area without obtaining Building Regulations sign-off or the necessary Planning Permission.Cutting corners on compliance carries serious consequences:Enforcement Notices: Local councils (such as Cardiff Council or the Vale of Glamorgan Council) can legally require you to revert the property back to its original state or tear down unauthorised work at your own expense.Unsellable Property: You cannot legally market or value the attic space as a bedroom or living area without a Building Regulations Completion Certificate.Invalidated Insurance: Most home insurers will void claims for fire or structural failure resulting from non-compliant building work.Safety Hazards: Non-compliant joists, inadequate structural steelwork, and lack of certified fire barriers put your home and family at genuine risk.

While most lofts can be converted with the right structural engineering, some spaces present physical or legal roadblocks that make conversion unfeasible:Insufficient Head Height: If the vertical distance from the top of the ceiling joists to the ridge timber is less than 2.2 metres, achieving the legal finished ceiling height of 2.0m after adding floor joists and insulation may not be possible without raising the roof.Restrictive Trussed Roofs with Budget Limits: Modern homes (post-1960s) often use "W" factory-made trusses. These can be converted, but they require substantial steel beam installation to support the roof, making smaller lofts economically unviable.Properties with No Compliant Stair Access: If existing floor layouts cannot accommodate a fixed, legally compliant staircase with proper landings and headroom, the attic cannot legally become a habitable room.Strict Legal or Lease Constraints: Shared freehold flats with non-demised roof spaces or historic listed buildings where planning bodies reject exterior structural changes.
